Bond Road, Warlingham

The private client for this apartment block scheme had already had planning permission refused on the site over a number of years. Given our success in achieving planning consents for similar projects using sensitive and clever designs, the Planning Officer advised the client to appoint Ben Reed Architects to give them the best chance of achieving a planning consent on the site.

Ben Reed Architects were therefore appointed to design 8 apartments, ranging in size on this complex, narrow site.

Referencing the local vernacular in terms of design and materials, the proposed scheme is a contemporary reinterpretation of a large suburban house. However, the staggered blocks, break down the perceived massing and allow continuity along the street.

The scheme was praised for its ingenuity and sensitive design.

The site was subsequently sold to a property developer and Ben Reed Architects were appointed to produce a full detailed pack of working drawings that delivered optimum value for the scheme. The project is currently under construction.
